DON’T BE FOOLED BY THE FRESH PAINT!!!
The other week I had an old 1920 duplex to inspect. The exterior and the interior looked pretty good. By all appearances a heavily renovated older home. I saw new electrical, new plumbing. The general interior looked pretty good, though there were some indicators to suggest problems. Some issues on the exterior but overall not too bad.
Well that all changed when I snaked my way down into the very tight crawlspace. It was a bit of a nightmare everywhere I turned. Structure in desperate need of repair, fire damaged wood framing, galvanized potable water piping and electrical issues.
When my client’s realtor inquired about the fire damage the owners admitted to it. But they did not disclose this little fact to my client before hand.
Moral of the story….Don’t let the bright lights and glitter fool you…A good home inspection can keep you from making a terrible mistake.
