• Missing Insulation

NOT POSSIBLE!! Last summer while using my infrared camera during a home inspection on the main floor of a two-story home I noticed something odd. The main floor extended out beyond the 2nd floor so there was an attic space on the main floor. And the home is about 25 years old and has changed owners 3 times. What your looking at in the infrared image is missing insulation in the main floor attic, about 18 feet by 5 feet of un-insulated attic space. Given the age of the home this is a little sh…

  • Don't be fooled by the fresh paint!!

DON’T BE FOOLED BY THE FRESH PAINT!!! The other week I had an old 1920 duplex to inspect. The exterior and the interior looked pretty good. By all appearances a heavily renovated older home. I saw new electrical, new plumbing. The general interior looked pretty good, though there were some indicators to suggest problems. Some issues on the exterior but overall not too bad. Well that all changed when I snaked my way down into the very tight crawlspace. It was a bit of a nightmare …

  • I GOT THIS HONEY...Said the husband to the wife.

I GOT THIS HONEY!! Said the husband to the wife. Just because something works doesn’t mean it’s right, safe or won’t burn your house down. I came across this on an inspection this week. There are a few things to talk about in the attached picture; The first is that this is just a spliced connection in the attic space. When making this type of connection you absolutely need an electrical junction box, they cost less than $5.00. It prevents wires from being pulled apart and it will…

  • GAS LEAK

Gas Leak I had a 1-year warranty inspection over the weekend. The client mentioned that there was an odd smell in the basement. Initially I didn’t smell anything but I decided to get my new gas detector. This is a new tool I purchased not more than 3 weeks ago and this was the first occasion that I was using it in the field. Probing around the gas piping at the hot water heater the gas reading went off the scale, it was pretty dramatic. The gas meter reading along with the smell, which…

  • New Home - No Heat!!

Pre-delivery inspection on a new home in Ontario. I had another PDI inspection this week. While doing my Infrared inspection I noticed no heat coming from this supply register. I brought out my air flow meter to confirm my suspicion; no heat and no air flow from this supply register at all. I see this on new homes from time to time. The contractor and builder just do not take the time to verify that everything is working correctly. They just assume that no mistakes were made. If you’re buying a …

  • Roof leak???

Moisture in the attic – But does that mean my roof is leaking? Maybe not. Notice the moisture stained insulation in the attached picture. There was a lot going on in this attic; two bathrooms were venting into the attic, a plumbing stack was venting into the attic and not through the roof as required and the soffit ventilation was almost non-existent. Now obviously venting bathrooms and a plumbing stack into an attic is bad but even without those items the poor soffit ventilation could be a cont…

  • Carbon Monoxide Kills!!

As I entered the utility room on a recent inspection, I was immediately struck by how thick the air was. The problem became obvious when I stood in front of the hot water tank and noticed that the exhaust pipe was not connected to the vent motor on the tank. Meaning the tank was exhausting carbon monoxide into the home. I immediately disconnected the power to the hot water tank, told the owners to open all windows and to call a HVAC contractor for immediate repairs. This is the type of situation…

  • Tarion warranty Inspection

New Home Warranty - Pre-delivery, 30-day and 1-year inspections are pretty common for brand new homes, but what about 2-year warranty's? I had a two year inspection the other day and I was quite shocked that many of the items that I had listed on the 1 year report still had not been repaired by the builder. My advice to home owners, after the builder claims to make any needed repairs get a follow up inspection to confirm.
